Scanning a 20,000 sq ft Garden Centre Before We Rendered a Single Frame

Most 3D visualisation projects start with a plan drawing and a brief. The Hive, a 20,000 sq ft garden centre concept for Earl of Suffolk, started with a drone.
Before we opened a 3D package, we flew the actual site and captured it as it stood: the slope of the land, the existing tree lines, the access roads, the way light moved across the plot through the day. That scan became the base layer for everything after it. Instead of designing a garden centre in the abstract and dropping it onto a flat site plan, we built the layout directly on top of real topography.
That decision shaped the whole project. A garden centre is not a single building, it is a set of connected spaces: covered retail, open plant areas, a cafe, parking, circulation for both browsing customers and delivery vehicles. Getting that layout right depends on understanding the actual gradients and sightlines on site, not an idealised version of them. Working from the drone scan meant we could test whether a route between the plant nursery and the covered hall actually worked on the real slope, months before anyone broke ground.
Once the masterplan sat correctly on the real site, we moved into full photoreal rendering, and this is where The Hive became a lighting exercise as much as a design one. We rendered the scheme across multiple times of day: a bright midday exterior that sells the scale of the covered areas, and a dusk pass where the building's own lighting starts to do the work instead of the sun. Midday renders prove a design reads clearly. Dusk renders prove it feels like somewhere you would actually want to be. Clients tend to respond to the second kind more than the first, even though the first is the one that gets scrutinised for accuracy.
The interiors got the same treatment. Rather than one hero shot of the retail hall, we built out multiple viewing angles so a client can walk the space mentally before it exists: from the entrance looking in, from the till points looking back out, from inside the plant area looking towards the cafe. That range matters more for retail spaces than almost any other building type, because the client is not just approving a facade, they are approving how staff and customers will actually move through it every day.
Starting from a scan rather than a blank site plan takes longer up front. It also means nobody has any reason to doubt the render, because it is not really a guess: it is a photoreal version of a place that already, provably, fits the land it is drawn on.
